Disney Boardwalk Villas

The Disney Boardwalk Villas are located in the Epcot Center resort area of Walt Disney World. The villas are part of the Disney Vacation Club which provide guests with the comforts of home as well as luxury of a deluxe Disney resort. Guests will enjoy excellent amenities and a great location in the center of Walt Disney World.

About the Boardwalk Villas

Disneys Boardwalk Villas opened in 1996. This is Disney’s nostalgic recreation of an Atlantic City seaside resort from the early 1900’s. Located on the shores of Crescent Lake, the Boardwalk Villas have 383 units. Rooms are available for Disney Vacation Club owners or can be rented.

Available villas are studio, one bedroom, two bedroom, grand villas. Studios are 412 feet and come with a kitchenette. The larger units all have a Jacuzzi, full kitchen and a washer and dryer. The grand villas offer three bedrooms, three bathrooms and almost 2500 square feet of living space that will accommodate up to 12 adults plus a small child in a crib.

Check in 4:00 PM and check out is 11:00 AM. You will not receive regular maid service with Disney Vacation Club villas.

The Disney Boardwalk Villas are a short walk from the International Gateway, Epcot's back door. Guests can walk to Hollywood Studios or take a boat. Buses serve other areas including the Magic Kingdom. You can easily walk to the Disney Yacht and Beach Club resorts on the opposite side of Crescent Lake.

This Disney Vacation Club property gets mixed reviews from guests due to limited dining options onsite, bus issues and long walks to the rooms.


Guests of the Disney Boardwalk Villas can enjoy the dining options available on the nearby Boardwalk including:

  • Big River Grill and Brewing Works
  • Kouzzina
  • Flying Fish Café
  • ESPN Club

There is a lounge and the villas have 24 hour room service. The Boardwalk has additional food such as pizza, a bakery and sweet shop. Guests need to go to the Boardwalk Bakery to use their refillable mugs.


The Disney Boardwalk Villas offer all the amenities of a deluxe Disney resort. Villa guests are entitled to all of the amenities and recreation of the adjacent Boardwalk Inn. Recreational options at the villas include:

  • Luna Park Pool is themed after a carnival and has a 200 foot long slide, the Keister Coaster, that resembles a wooden roller coaster and exits through an enormous clown's face into the pool. The Luna Park Crazy House is a play area for kids. This pool is shared with the Boardwalk Inn Resort
  • Quiet pool near the villas

  • Disney Boardwalk is a nightlife spot in Walt Disney World with Atlantic Dance Hall and Jellyrolls dueling piano bar. Guests must be at least 21 years old to enter either establishment. The Boardwalk also offers shopping and snacking options.

The Disney Boardwalk Villas is charming seaside resort. The property has a lot to offer with an excellent next to Epcot Center. Dining and entertainment options are great at the nearby resorts.
